Florida and the Great Housing Mismatch

Having spent a decade as a Realtor and a quarter-century as a Hernando County resident, I see firsthand how Florida’s housing story is more than just numbers—it’s about matching homes to real people’s lives. Our state is facing a unique mismatch: plenty of homes, but not always the right fit for the needs, budgets, or life stages of today’s buyers. It’s not just about the listing price, either. Here, factors like insurance premiums, HOA dues, maintenance costs, storm risks, and even how car-dependent a neighborhood is play a huge role in whether a property truly works for someone. In established communities like ours, people thrive when they can move within their neighborhoods as their needs change—downsizing to a cottage, finding a townhouse, or seeking an accessory dwelling without leaving their roots. As Florida’s population ages and new generations look for something different, the big question is whether we’ll offer enough variety in price, size, and location so future buyers can see themselves calling these houses home.
